Planning submitted for first commercial space at Brabazon

A planning application has been submitted for the first office block at the Brabazon development.

The proposed eight-storey office block will be the first permanent commercial space at Brabazon, situated next to the new train station, which is expected to be completed in 2026.

YTL has put forward the application, which was drafted by AHR Architects.

The office block is expected to meet the sustainability credentials of EPC A rating, BREEAM Outstanding, and NABERS 5* ratings, as well as WiredScore Platinum certification for connectivity.

Seb Loyn, planning & development director at YTL Developments, said: “The start of construction on the new station at Brabazon earlier this month is a game-changer for north Bristol.

“At a time when central Bristol is struggling to meet demand for top-quality commercial space, city centre occupiers now have a genuine and sustainable alternative. Brabazon will offer all the advantages of the city centre and excellent road access to the M4 and M5, without the compromises of traditional, uninspiring, car-dependent business parks.

“The first new Grade A office space at Brabazon is a landmark moment for the new neighbourhood. Located next to the new train station, it will provide the area’s world-leading commercial cluster with the space, connectivity and opportunity to grow and expand.”

The new train station will offer quick access to Bristol Temple Meads in under 15 minutes, providing convenient links to the ministry of defence at Filton Abbey Wood and Bristol University’s new Temple Quarter campus.

The development will feature city-centre-style office amenities, including retail and dining options on the ground floor, with a public square at the heart of the new neighbourhood.

There will be 107 cycle spaces and shower facilities to encourage sustainable commuting. With the upcoming arena, the offices at Brabazon will be well-equipped to attract skilled talent.

The 123,330 sq ft of Grade A office space is situated in north Bristol’s commercial hub, home to around 48,000 people working across various industries. When fully occupied, the building is expected to house up to 800 workers.

The construction will be carried out by YTL’s in-house contracting firm, YTL Construction UK, with completion planned for early 2028, subject to approval.

The new offices are part of YTL’s masterplan for Brabazon, which includes over 6,500 new homes, 2,000 student accommodation beds, and 86 acres of public spaces.

The project promises 3.7m sq ft of commercial space, potentially creating 30,000 jobs, with more than £100m invested in sustainable transport infrastructure.
