Green light given for major development at new town
Green light has been given for a major development at what the government described as “one of the most ambitious new towns”.
Brabazon in north Bristol has reached another milestone with planning approval secured for One Brabazon Gateway, a 123,000 sq ft office building at the entrance to the new town development.
YTL Developments, which owns Brabazon, said the approval will accelerate the next phase of commercial development on the former Filton Airfield site.
The seven-storey scheme is expected to deliver prime workspace alongside a flagship Waitrose store and a 1,650-space multi-storey car park.

Designed to achieve high sustainability ratings, the fully electric building aims to be operationally net zero from day one.
Key features include a glazed atrium, large floorplates, a rooftop clubhouse, fitness studio and high-spec facilities for cyclists and commuters.
Construction momentum is already building across the wider district.
Sister company YTL Construction UK has begun work on The Interchange, the first major commercial building at Brabazon, while Network Rail continues progress on the new railway station – due to open in late 2026.
Once operational, it will offer direct journeys to Bristol Temple Meads in around 20 minutes, supported by Metrobus and active travel routes.
The commercial push comes as Brabazon continues to expand its residential neighbourhoods and food and leisure offerings, such as the recently opened Mokoko bakery and cafe at the historic Spitfire Hangar.

Located next to the 20,000-capacity Aviva Arena, which is expected to open in 2028, the development is earmarked as a new business hub.
YTL Developments is also advancing plans for three further office buildings, including a new headquarters, an affordable workspace scheme and a further prime-grade office block to meet demand from larger occupiers.
