Measuring just 18.6 sq metres, this flat in Hotwells with an asking price at auction of £30,000 could be the smallest ever to be sold in Bristol.

Less of a flat and more of a lean-to, auctioneers Hollis Morgan optimistically describe the property – which has a roof light but no windows – as “a well designed and smartly presented, self contained studio”.

The flat has an address of Hotwell Road but is accessed from Little Caroline Place:

It is for sale via auction on September 30.
